With age, wood floors get scratched, stained and damaged.  Over the years, they loose their gleam making them appear dull and tired.  If your floors look as if they’ve seen their better days, don’t despair!  Most wood floors don’t need to be replaced as they can be restored to “like new” condition by sanding and refinishing.  It also gives you the chance to change the color of your hardwood flooring with stain.

In some cases, a complete sanding may not be necessary.  The floor may only require a “screening” that can be performed at a significantly lower price and still make the floor look almost new.

Most wood floors are ¾ inch thick and able to withstand many sandings. The thinner engineered wood floors can not withstand repeated sandings.

Even the most skillful DIYers should never attempt to refinish their own floors.  If done improperly, damage from improper sanding techniques can be corrected, but at great expense. DIYers will not save much money by doing their own wood floor refinishing.  Once added up, the rental of the drum sander, edger, and orbital buffer followed by the purchase of sanding pads, stain, polyurethane, putty filler and sundries (masks, respirators, goggles, plastic, etc) will run you slightly less than hiring a “pro” to do all the work.
